I used to be a serial entrepreneur, having launched numerous businesses over the past two decades. My journey into real estate was sparked by reading “Rich Dad Poor Dad,” which inspired me to take action. I decided to purchase my first rental property, and after a few years of renting it out, my tenant expressed interest in buying it. Upon consulting with my realtor, I realized I could net nearly $80,000 by selling the property at market value. After factoring in closing costs, I walked away with $74,000. This moment marked the turning point in my decision to delve deeper into real estate investing.

I embarked on a nationwide journey, attending several seminars to acquire the knowledge and skills needed for success. It was during a seminar in Florida that everything finally clicked. The training was meticulous and well-structured.

Returning home, I was eager to find my first real estate deal. Although my initial flip resulted in a loss of $7,436, and my second flip incurred a substantial loss of over $50,000, I considered it a valuable learning experience. In a sense, that second flip was akin to completing four years of real estate investing college. I gained experience in various aspects, including working with four different contractors, dealing with foundation issues, managing engineers’ and architect’s plans, securing permits, and handling electrical and plumbing work, as well as adding square footage to properties.
