Returning home, I was eager to find my first real estate deal. Although my initial flip resulted in a loss of $7,436, and my second flip incurred a substantial loss of over $50,000, I considered it a valuable learning experience. In a sense, that second flip was akin to completing four years of real estate investing college. I gained experience in various aspects, including working with four different contractors, dealing with foundation issues, managing engineers’ and architect’s plans, securing permits, and handling electrical and plumbing work, as well as adding square footage to properties.

In the past five years, I successfully completed over 50 flips.
